L3 Commercial Development, LLC was founded in 2016 after Todd decided he wanted a change after a long career with one of the premier real estate companies in the World – McDonald’s Corporation.
Having worked together for more than a decade at McDonald’s, Ed and Todd joined forces at L3 in 2018. Todd and Ed take pride in helping their clients achieve long-term goals.

A Midwesterner at heart, Todd graduated from UW-Madison Business School with a Masters in Real Estate and Urban Planning and is a diehard Badger. Having spent almost 20 years in various commercial real estate roles, Todd worked for US Bank, Kerr Drug, Self-Help Credit Union and McDonald’s Corporation before branching out on his own. And since we know you are wondering, Todd’s favorite McDonald’s sandwich is the Filet-O-Fish.
Todd’s passion for real estate is driven by his belief that real estate touches peoples’ lives every minute of every day.
When not thinking about real estate (which is rare), Todd enjoys time with his wife Ilina and their two sons, traveling, cooking and watching movies. Todd is currently on the Development Team with The Green Chair project and a mentor with students from the UW-Madison Real Estate Program.

Ed Denning
Principal/Broker

Ed Denning is a Native North Carolinian. He loves BBQ (noun, not a verb), sweet tea, and college hoops (Go Heels!). Interesting Fact about Ed (or ancient history
as his kids would say) – he played on the 1992 Final Four Soccer Team at Davidson College.
Ed graduated from Davidson College with an Economics Degree and attained his Masters in Accounting from UNC – Chapel Hill. After passing the CPA exam, Ed worked for more than 6 years in public accounting before joining McDonald’s Corporation. Ed spent nearly 18 years with McDonald’s in a variety of roles, primarily focused on real estate finance and market analytics. Ed developed a passion for using research and data to make informed real estate decisions that would give his company the best chance at sustained success.
When not working, Ed enjoys time with his wife Shea, their three children – Harrison, Charles, and Kate. He also enjoys golf, the beach, and travel. Ed has also spent much of the last 15 years working with the Ronald McDonald House of Durham. He spent nearly 7 years on the Board as the Finance Committee Chair. He continues to work with and support the house by preparing meals for families and attending special events in support of the House.
